Cleveland cash-flow rentals: what actually pencils in 2026
Updated · by ROW Home Solutions
Cleveland gets called a cash-flow market. We wanted to know how true that is at today's rates, so we ran every active listing in Cuyahoga County through the same conservative screen. Short answer: about one in five listings cash-flows, and the strong deals are mostly small multi-family.
How we screened
On October 20, 2026 the ROW Deal Finder pulled every active for-sale listing in Cuyahoga County, Ohio (2,036 evaluated) and ran each at the same investor terms: 25% down, 7% fixed for 30 years, 3% closing costs, 8% vacancy, 7% repairs, 8% capital expenses and 10% property management, plus estimated taxes, insurance and any HOA dues. Rent is 85% of HUD's Small Area Fair Market Rent for the ZIP, trimmed further in low-price ZIPs and capped at Zillow's rent index. These are screening estimates from list price: no rehab, no reassessed taxes, no real comps.
The headline numbers
- 2,036 listings evaluated.
- 421 (about 21%) showed positive monthly cash flow.
- 121 were "strong": at least $200 a month and at least 8% cash-on-cash.
- The median passing listing was about $110,000, versus about $165,000 for the market overall.
- Median cash flow among passers was only about $134 a month (about 5% cash-on-cash). Most "deals" are thin.
Property type matters more than anything
| Type | Listings | Cash-flow positive |
|---|---|---|
| 2–4 unit multi-family | 515 | 270 (52%) |
| Single family | 1,342 | 151 (11%) |
| Condo / co-op | 140 | 0 |
| Townhouse | 39 | 0 |
Of the 121 strong deals, 108 were 2–4 unit buildings and only 13 were single family. Condos and townhouses never passed: HOA dues on top of a 7% mortgage wipe out the margin.
Where the price sweet spot is
Passing listings clustered between $100,000 and $150,000 (185 of them), followed by $75,000–$100,000 (102) and $50,000–$75,000 (74). Only 60 passers were above $150,000. Cheaper doesn't automatically mean better, though: low-price ZIPs often carry more vacancy, repairs and tenant risk, which is why our screen trims rent there.
Which ZIPs had the most passers
The most cash-flow-positive listings were in 44105 (54), 44108 (51), 44110 (47), 44112 (39) and 44104 (34), with 44120 close behind (33). These are mostly east-side Cleveland neighborhoods with older housing stock, so condition and rehab budgets matter a lot. Walk the block, get a contractor through the house, and verify rents with local property managers before you trust any screen.
What this means if you're buying
- Start with 2–4 units. Over half of them pencil at standard terms.
- Treat single family as the exception. About 1 in 9 passes.
- Skip HOA properties for cash flow in this market.
- Expect thin margins. A typical passer clears around $134 a month before surprises, so reserves matter.
- Underwrite every deal yourself: real rent comps, an insurance quote, the actual tax bill and an inspection.
Bottom line
Cleveland still cash-flows in 2026, but mostly in small multi-family priced around $75,000–$150,000 on the east side. Use a screen to find the shortlist, then do the real work on the handful that survive.
